Most garage door failures we get called for were preventable with a 45-minute annual tune-up: lube rollers and hinges with white lithium grease (never WD-40, it strips bearings), tighten loose hardware, balance-test the door, check spring tension, inspect cables for fraying, align safety sensors.
Cracked or compressed bottom seals let in cold air, water and rodents. We replace with T-style or bulb-style astragal sized to your retainer, plus side and top jamb weatherstripping. For heated garages we add a thermal-break threshold seal — stops the puddle that forms inside the door every January thaw.
If only the bottom one or two panels are dented, we replace those sections instead of the whole door — a fraction of a full replacement. We match the manufacturer, color, design pattern and gauge. Works on Clopay, Garaga, Steel-Craft and Richards-Wilcox doors less than 10 years old.
